Financial Controller

Are you a strategic finance leader with a proven track record in large-scale industrial, property, or infrastructure developments?

We are seeking an experienced Financial Controller to lead the end-to-end financial management of a rapidly growing industrial park. This role will be instrumental in driving financial performance, ensuring governance and compliance, supporting commercial growth, and shaping long-term business strategy from development through operational maturity.

What You'll Do?

Strategic Financial Leadership

• Lead annual budgeting, long-term financial planning, and rolling forecasts.
• Develop and maintain financial models covering land acquisition, infrastructure development, utilities, CapEx, operating expenditures, and investment returns.
• Monitor key business metrics including IRR, ROI, EBITDA, cash flow, and project profitability.
• Provide strategic financial insights to support pricing strategies, investment decisions, expansion plans, and major capital projects.

Project & Development Finance

• Oversee financial management of industrial estate and infrastructure development projects.
• Monitor project budgets, control costs, and identify financial risks early.
• Evaluate the financial viability of future development phases, utilities, and infrastructure investments.
• Partner closely with Engineering and Development teams on project costing, procurement, contract management, and payment milestones.
• Ensure accurate capitalization and accounting treatment of development expenditures.

Commercial Finance & Revenue Management

• Establish robust financial controls across land sales, leasing operations, utility revenues, service charges, and other income streams.
• Support commercial teams with pricing strategies, incentive programs, investment packages, payment structures, and commercial negotiations.
• Drive strong receivables management and cash collection performance while ensuring target returns are achieved.

Financial Control, Reporting & Compliance

• Lead monthly, quarterly, and annual financial reporting processes.
• Ensure compliance with PSAK, corporate policies, and regulatory requirements.
• Strengthen internal controls across procurement, payments, revenue recognition, assets, inventory, and project accounting.
• Manage external audits and drive timely resolution of audit findings.

Tax, Treasury & Risk Management

• Oversee corporate tax compliance, including PPh, PPN, BPHTB, and property-related taxes.
• Lead cash flow planning, treasury operations, working capital optimization, and funding strategies.
• Manage relationships with banks, investors, financial institutions, and government stakeholders.
• Identify and mitigate financial risks, including liquidity, foreign exchange, taxation, interest rates, credit exposure, and development risks.

Business Partnership & Governance

• Serve as a trusted advisor to the President Director, Board of Directors, and executive leadership team.
• Translate operational and commercial activities into actionable financial recommendations.
• Establish scalable governance frameworks, approval matrices, delegation of authority structures, budget controls, and financial SOPs.
• Drive transparency, accountability, and sustainable financial performance across the organization.

What We're Looking For?

• Strong expertise in Financial Accounting, Taxation, Financial Planning & Analysis, Treasury, and Risk Management
• Proven experience leading ERP implementation and transformation projects end-to-end, covering finance and business processes across the organization
• Demonstrated ability to develop and execute 5-year business and financial plans that support sustainable growth
• Strong commercial acumen with experience developing pricing and profitability strategies
• Experience conducting detailed cost optimization and business growth analysis to support strategic decision-making
• Proven track record in building, scaling, or managing businesses from a greenfield/start-up phase through commercial operations
• Strong stakeholder management and negotiation skills with investors, banks, contractors, government agencies, and strategic partners
